01What is Fortbeth Properties?
Fortbeth Properties is a curated real-estate investment platform focused on distinctive hospitality-led properties in remarkable destinations. The aim is to combine disciplined investment selection with the restoration and operation of properties that investors can also experience personally.
02What kind of properties will be selected?
The focus is on character-led real estate with a strong hospitality proposition: properties whose location, architecture and potential experience can support both long-term value and an attractive operating case. The initial pipeline is centred on Italy, with the first destination in Puglia.
03Where do the properties come from?
Properties may be sourced and held directly or indirectly by the Fortbeth group and associated entities, or may originate from third-party owners, developers, real-estate agents and other market participants. Fortbeth Properties is therefore intended to operate both as an investment platform for proprietary opportunities and as a curated distribution channel for selected third-party assets.
04What is the minimum investment?
Opportunities are intended to be accessible from €1,000. The minimum is designed as an entry point rather than a suggested allocation: investors will be free to participate at higher levels, subject to the terms and availability of each individual project.
05What return will investors receive?
Each opportunity is expected to specify a fixed rate of return together with its payment mechanics, duration and other economic terms. The applicable rate will be disclosed for each project before any investment decision is made and will be set out in the definitive project documentation.
06How will each investment be structured?
Each investment is expected to be made through a dedicated special purpose vehicle (SPV) established for the relevant project. Investor participation is expected to take place through the issuance of participating financial instruments by the relevant SPV. The precise economic and governance rights attaching to those instruments, together with payment obligations, protections and project-specific terms, will be set out in the definitive documentation.
07Who will the investments be offered to?
Opportunities are intended to be made available to an extremely limited circle of investors on a private-placement basis, subject in each case to applicable legal and regulatory requirements, investor eligibility, jurisdictional restrictions and completion of the relevant KYC and AML procedures.
08Will the investment instruments be listed?
A listing of certain instruments on a professional segment in Luxembourg is being considered as part of the platform's longer-term structuring and distribution strategy. Any decision to seek a listing will depend on the characteristics of the relevant instrument, applicable listing requirements and market considerations. A listing should not be understood as guaranteeing liquidity or the existence of an active secondary market.
09What are the investor privileges?
Qualifying investors will have access to privileges connected with participating properties, including complimentary stays and preferential rates. These benefits are intended to scale with participation and will be subject to the terms of each project, availability, operating schedules and any applicable booking conditions.
10Do investor privileges apply only to the property I invest in?
The intention is for qualifying investor privileges to apply across the Fortbeth Properties portfolio, rather than being limited exclusively to the individual property in which an investor participates. This is designed to create a broader portfolio-level experience for investors, subject to availability and the specific terms applicable to each participating property.
11Are complimentary stays part of the financial return?
No. Investor privileges are ancillary benefits and are separate from the financial return applicable to an investment. They do not constitute cash yield and should not be treated as a substitute for the investment economics described in the relevant project documentation.
12How are properties selected and assessed?
The selection process is expected to consider the quality and location of the asset, acquisition economics, renovation requirements, hospitality potential, legal and title matters, expected operating performance and downside risks. Project-specific due diligence and supporting information will be made available to investors as appropriate before subscription.
13Will investors be able to follow the project after investing?
Yes. Transparency during acquisition, restoration and operation is intended to be an important part of the Fortbeth Properties experience. Investors are expected to receive project updates and access to relevant information and materials as the project progresses.
14How long is an investment expected to last?
Duration will depend on the characteristics of each individual project and will be disclosed in advance. As a general indication, the expected investment horizon will typically be around three years. These opportunities should generally be viewed as illiquid real-estate investments rather than short-term cash products. Any transfer, early-exit or secondary-sale mechanism, if available, will be described in the relevant documentation.
15What are the principal risks?
Real-estate investments involve risk. These may include construction and renovation risk, delays, operating underperformance, changes in property values, counterparty risk and limited liquidity. Invested capital may be at risk. A comprehensive description of the risks associated with each opportunity will be included in the relevant deal documentation before any investment is made.
16Will there be fees?
There will be no fees charged to investors for subscribing to an investment opportunity through Fortbeth Properties. Any project-level costs relevant to the economics of a particular opportunity will be reflected in, or disclosed as part of, the relevant deal documentation.
17Who will be eligible to invest?
Availability may depend on an investor's country of residence, applicable legal and regulatory requirements, eligibility criteria and completion of the relevant KYC and AML checks. Access to a particular opportunity may therefore not be available in every jurisdiction.
18What happens before I invest?
Fortbeth Properties is intended to operate on a private-placement and reverse-solicitation basis, rather than through a public offering. Interested parties may therefore request information on their own initiative by using the button below. Following such a request, and subject to applicable eligibility and jurisdictional requirements, prospective investors may be provided with the relevant project information, economic terms, deal documentation and, where appropriate, access to supporting materials and a project data room before deciding whether to invest.

For selected partners, Fortbeth Properties can provide access to a broader pool of investors, a premium distribution environment and a structured route to finance or monetise real-estate opportunities. Rather than marketing an asset solely as an illiquid property transaction, the project may be structured through an SPV and an issuance of securities or participating financial instruments, creating an investment proposition that can be presented to multiple investors in a standardised format.
22What are the advantages for real-estate agents and intermediaries?
Agents and intermediaries can gain an additional distribution channel for suitable properties, access to a network of prospective investors and the ability to position an asset not only as a traditional sale opportunity but also as an investable project. This may expand the addressable investor base and create additional routes to execution for assets that fit the Fortbeth Properties strategy.
23Can the structure improve the liquidity or bankability of a property investment?
By placing an asset within a dedicated SPV and issuing a defined financial instrument, the structure is intended to enhance transferability, transparency and potential bankability relative to a conventional direct property holding. The potential listing of selected instruments on a professional segment in Luxembourg is also being considered.
24Do third-party properties participate in the same investor-privilege ecosystem?
Yes. The intention is that qualifying properties admitted to the platform, whether sourced within the Fortbeth group or by third parties, participate in the same broader investor-privilege ecosystem. This means eligible investors may benefit from portfolio-wide privileges, including complimentary stays and preferential rates, subject to the terms, availability and operating conditions of each participating property.
